We document it accurately — condition rating on our 1–5 scale, HD video evidence, written description, and a cost estimate with urgency classification. We then walk you through every finding on your 30-minute debrief call and explain what your options are. What you do with that information — negotiate with the seller, request a repair before closing, withdraw the offer, or proceed with full knowledge of the cost — is your decision. We do not push for additional work. Our job is accurate documentation, not finding reasons to upsell.
How fast can you come? I’m on a tight closing timeline.
Typically within 1–2 business days of booking. Same-day assessments are available when timelines require it — call us directly to arrange. Reports are delivered within 24 hours of the assessment, with same-day report delivery available for urgent closings.
Is your certification accepted by real estate lawyers and agents?
Yes. The written certification is a professional assessment document that includes the assessor’s credentials, inspection date, findings per system with condition ratings, and HD video evidence. Real estate lawyers and agents regularly use third-party specialist reports — structural, environmental, mechanical — in transactions. Our certification is in that category.
My conditional period has already passed. Is this still useful?
Yes — for two reasons. The documentation becomes part of your permanent property record, which is useful for future resale, insurance claims, and long-term maintenance planning. And if findings reveal issues the seller did not disclose, the documentation may support a legal claim. Speak with your real estate lawyer about your specific situation.
Do I need to be present during the assessment?
You are welcome to be present — many buyers watch the camera inspection in real time and see exactly what we see. It is not required. We coordinate access with the seller’s agent and deliver your report and debrief call regardless of whether you are on-site.
